The project involved the construction of 936 eco-friendly 1, 2 and 3-bedroom apartmentsand 3, 4 and 5-bedroom houses on the former site of the University of East London in Barking. The site, which includes 35% affordable homes, was built to Code for Sustainable Homes Level 3,with all homes meeting the Lifetime Homes standard for improved accessibility and adaptabilityas residents age.
Academy Central features a mix of 2 and 3-storey homesand 4 to 10-storey apartment buildings, with many propertiesfeaturing eco-friendly green roofs with vegetation andsoil coverings. A centralised district heating scheme willsupply heat and hot water for all homes. The combinationof renewables, insulation and energy efficient buildingtechniques mean the site will generate 40% less CO thanrequired by 2006 Building Regulations.
The challenge for the Saint-Gobain team was to providea building fabric solution that would minimise heat lossand emissions from the homes and contribute to high levelsof performance in the key areas of waste, materials and healthand wellbeing, in order to attract additional credits underthe Code for Sustainable Homes.Academy Central, BarkingWeber – External wall insulation system.Isover – Partition insulation.British Gypsum – Acoustic partitions, plasterboard linings, Plasterboard Recycling Service.
The Saint-Gobain team delivered insulated solutions to maximisethe energy and acoustic performance of the various homes, contributing significantly to the site target of 40% lower carbondioxide emissions than 2006 standards.
